Nestled in the heart of the Otways, A Room With A View is a contemporary, architect-designed B&B that offers a unique blend of stylish comfort and breathtaking ocean views. Our B&B is located just 800m from the ocean, surrounded by a sweeping valley and abundant wildlife, providing a tranquil and peaceful retreat for our guests. With extensive floor-to-ceiling windows, you can sit back and enjoy the ever-changing view of land, sea, and sky.
Our Rooms
Our B&B offers a range of rooms to suit your needs, each designed with your comfort in mind. Our studios feature queen-size beds, while our two-storey suite has a split king bed and twin beds possible in the suite only. We also have single bed rollaways available on request. All our rooms come with ensuites, twin spa, hairdryer, shampoo & conditioner, iron & ironing board, TV, DVD, CD player & CD's or Ipod station, tea, coffee, milk, sugar, salt & pepper, basket of assorted cereals, bar fridge, kettle, toaster, crockery, cutlery & glassware, microwave oven, and sandwich press (n/a in Eastside).
Our Facilities
Our facilities are designed to make your stay as comfortable and enjoyable as possible. We have expansive ocean & valley views, private balconies or deck, BBQ by request, weather dependent, primarily for couples (no family rooms), and an extensive breakfast menu (optional). We are ideally located for birdwatchers, just a short walk to the ocean, and 14 kms to Apollo Bay to our west.

Our breakfast is not to be missed. We offer an extensive menu, including both sweet and savoury options, all made with locally sourced, free-range eggs. Our menu includes items such as Smaller Things ($8.50 - $12), Other Things ($14 - $18), and Bigger Things ($18 - $20). We also offer gluten-free and vegetarian options.
Our Wildlife
One of the best things about staying at A Room With A View is the abundant wildlife that surrounds our B&B. You can expect to see koalas, wallabies, and a bountiful variety of birds that feed on our lawn. Whale-watching is possible late winter/early spring, and dolphins and seals may be seen year-round.
Our Policies
We are a strictly non-smoking household. Bookings must be confirmed with a deposit - preferably via internet banking - and will be forfeited with less than 31 days notice, unless we are able to resell the same nights cancelled. Check-in is anytime after 2pm, and check-out is by 10am. Phone reception can be intermittent, depending on your carrier and where you are situated in your room. The closer you position yourself to the ocean side, the more reliable it becomes. The same applies to WiFi.
